TL;DR: Waiting for mortgage rates to drop before selling your house in Arkansas is not supported by the current Fannie Mae forecast: Freddie Mac's national 30-year rate averaged 7.32% for the week of October 22, 2026, and Fannie Mae's October 2026 forecast has it averaging 7.5% in 2027, up from 6.7% in its September outlook. The Federal Reserve raised its target range to 3-3/4 to 4 percent on September 16, 2026. Price for today's buyers and list when the house is ready.

Should I Wait for Mortgage Rates to Drop Before Selling My House in Arkansas?

On the evidence available today, waiting is a bet against both the Fannie Mae and MBA forecasts. Freddie Mac's Primary Mortgage Market Survey put the national 30-year fixed rate at 7.32% for the week of October 22, 2026, down from 7.40% the prior week. That is a drop of 0.08 percentage points (7.40 - 7.32), which is small next to the gap with a year ago: the same week in 2025 averaged 6.19%, so rates are 1.13 percentage points higher (7.32 - 6.19).

The direction of policy and the forecast points the same way. On September 16, 2026 the FOMC raised the federal funds target range by 1/4 percentage point to 3-3/4 to 4 percent. Fannie Mae's October 2026 forecast, reported by Florida Realtors on October 16, 2026, shows 7.5% in each quarter of 2027. That is 0.18 percentage points above this week's 7.32% (7.5 - 7.32), and 0.8 percentage points above the 6.7% in Fannie Mae's September outlook (7.5 - 6.7).

The Mortgage Bankers Association's October 2026 forecast points the same way: MBA chief economist Mike Fratantoni expects the 30-year rate to average 7.3% in the fourth quarter of 2026 and remain above 7% through 2027 (Realtor.com News, October 11, 2026). A county-level monthly series of closed sales and new pending contracts for Benton and Washington County was also not found in NWA Board of Realtors and ArkansasONE MLS reports, so a measured lag between a rate move and local buyer demand cannot be stated here. If you are weighing a sale on the hope of a sharp rate decline, that means you would be waiting on a path that the Fannie Mae forecast does not show.

How Does a Higher Mortgage Rate Reach the Buyer for My House?

A rate change reaches your buyer through the monthly principal-and-interest payment on the loan. Freddie Mac's survey shows the national 30-year average at 7.32% for the week of October 22, 2026, against 6.19% for the same week in 2025, a gap of 1.13 percentage points. If Fannie Mae's October 2026 forecast of 7.5% for 2027 holds, the gap with a year ago would widen to 1.31 percentage points (7.5 - 6.19), and a seller who waits for 2027 would be listing into a rate 0.18 percentage points above today's.

Because a buyer's income limits the monthly payment a lender will approve, a higher rate means the same income supports a smaller loan. How much smaller depends on the buyer's loan amount, down payment, credit and other debts, which is a lender's calculation for a specific buyer. Property taxes, insurance and any mortgage insurance come on top of principal and interest. In Arkansas, real property is assessed at 20% of market value and one mill is $1 per $1,000 of assessed value, so the lender will add the tax on your house to the buyer's payment as well.

If you are pricing a listing, that means you should ask a lender to quote the full monthly payment at 7.32% on a loan sized to your asking price, and test your list price and any concession against that quote rather than against the 6.19% buyers saw last fall.

What Does Local Demand Look Like in Benton and Washington County?

The people-and-jobs side of demand is documented even where the sales series is not. The Census Bureau's vintage-2025 estimates put Benton County at 332,554 on July 1, 2025, against 322,001 a year earlier, an increase of 10,553 (332,554 - 322,001). Washington County rose from 267,370 to 271,213, an increase of 3,843 (271,213 - 267,370). Together the two counties added 14,396 residents in that year (10,553 + 3,843). Benton County is also 45,957 above its July 1, 2020 estimate of 286,597 (332,554 - 286,597).

The BLS lists 311.6 thousand nonfarm jobs for the Fayetteville-Springdale-Rogers, AR-MO metro area in September 2026 (preliminary, not seasonally adjusted), and a metro unemployment rate of 2.9 percent in August 2026 (not seasonally adjusted) for the metro area, which includes Walmart's headquarters in Bentonville and Tyson Foods' in Springdale.

For a seller, those figures say the buyer pool is growing and largely employed: 14,396 more residents across the two counties in one year (Census, July 1, 2025) and a 2.9 percent metro area unemployment rate (August 2026, not seasonally adjusted). What they do not say is how many of those buyers qualify at 7.32%. Employment decides who can apply for a loan; the rate decides how large a loan a given income supports. With the 30-year rate at 7.32% against 6.19% a year earlier, a buyer with the same income qualifies for a smaller loan. If you are selling here, that means demand from new residents is real, but your list price has to work at today's payment, not last year's.

What If I Am Selling and Buying in Northwest Arkansas?

A seller who is also buying faces the same market: the national 30-year average is 7.32% (Freddie Mac, week of October 22, 2026), and your own quote will depend on your lender and credit profile. Waiting for rates therefore changes both ends of the move: the buyer for your house and your own loan on the next one. The 1.13 percentage points between 6.19% and 7.32% apply to the loan you take out as much as to the loan your buyer takes out.

The homestead property tax credit applies only to the new principal residence. It is up to $600 on a homestead on property tax bills collected in 2026, and $675 on a homestead under Act 174 of 2026 for assessment year 2026 and later, first reflected on bills collected in 2027 (Arkansas DFA Property Tax Relief page and Act 174, as of 2026-10-23). You apply with the county assessor, only one homestead credit may be claimed, and rentals and investment properties do not qualify.

If you are selling and buying, that means you should ask a lender for the payment on your next house at today's rate before you set your list price, and file the homestead credit with the county assessor once you occupy the new home.

What Should You Do With These Numbers?

  • Ask a lender for the full monthly payment at 7.32% (Freddie Mac national average, week of October 22, 2026) on a loan sized to your asking price, and the same loan at 6.19% (same week, 2025), so you can see what your buyer is absorbing.
  • Set a buyer-concession budget before you list, and test it against that same 7.32% quote rather than last year's rate.
  • Ask your agent for new-pending counts in your zip code and school district from January 2024 forward, so you can see how buyers in your price range have responded to past rate moves.
  • Plan around the 7.5% that Fannie Mae's October 2026 forecast shows for 2027, and note the next FOMC decision on October 28, 2026 as context only, not a reason to hold the listing.
  • Finish repairs and staging, then list when the house is ready. You control price, condition and readiness; the rate is an outside condition to price against.

Frequently Asked Questions

Will mortgage rates fall in 2027?

Neither October 2026 forecast does. Fannie Mae projects the 30-year rate averaging 7.5% in each quarter of 2027, up from 6.7% in its September outlook. Freddie Mac's rate was 7.32% for the week of October 22, 2026. The MBA expects the rate to stay above 7% through 2027 (Realtor.com News, October 11, 2026), so plan around rates near today's.

How much have rates changed since last year?

The 30-year fixed rate is 1.13 percentage points higher than a year ago. Freddie Mac's survey shows 7.32% for the week of October 22, 2026 against 6.19% for the same week in 2025. Those are national averages, so a local lender's offer may differ. Ask a lender to price your buyer's likely loan at both rates to see the monthly difference.

Is spring still the best time to list in Northwest Arkansas?

Not necessarily: no county-level monthly sales data shows spring outperforming other months in Benton and Washington County, so list when the house is ready and priced. A search of NWA Board of Realtors and ArkansasONE MLS reports did not turn up a monthly closed-sales or pending series for the two counties. Ask your agent for zip-code pending counts from January 2024 forward before choosing a month.
