TL;DR: Vacancy costs a Northwest Arkansas landlord $1,145 for one empty month, which is 8.3% of $13,740 in annual gross rent at the $1,145/month average apartment rent (first half 2026, Skyline Report). That does not erase a year unless margins are very thin. Regional multifamily vacancy of 7.3% (first half 2026) implies $1,003 a year in expected loss; Freddie Mac's 5% floor implies $687. Reserve for both vacancy and turnover.

How Much Does One Empty Month Cost a Northwest Arkansas Landlord?

The belief goes like this: one empty month wipes out the year. Test it with the one rent figure published for the area. The Skyline Report, produced by Arvest and Walton College CBER and covered by Talk Business & Politics, put the average Northwest Arkansas apartment rent at $1,145/month in the first half of 2026, up 4.7% from $1,094 in the same period of 2025.

One vacant month at that rent costs $1,145 x 1 = $1,145. A full year of occupied rent is $1,145 x 12 = $13,740. One month is 1/12 of that year, or 8.3%. The loss is real, but it is a bit more than eight cents of every rent dollar for the year, not the whole year.

The report's author cautioned that the average may not fully reflect market conditions, because many newer complexes offer lease incentives that standard lease rates do not capture. Your actual loss is your own lease rent, so substitute it for the average.

If you own a duplex or a small multifamily building in Rogers, Springdale or Fayetteville, that means each empty unit-month costs one month of that unit's rent, and 8.3% is the share of the year to measure it against.

Is the Published Vacancy Rate Higher Than a Landlord Should Plan For?

The Skyline Report put Northwest Arkansas multifamily vacancy at 7.3% in the first half of 2026, up from 3.7% in the same period of 2025. That is a regional figure for Benton and Washington counties. The same report breaks it out by city: Springdale 10.0%, Rogers 9.0%, Bentonville (including Centerton) 6.5% and Fayetteville 6.2%.

Apply both rates to the $13,740 annual gross rent. At 7.3%, expected annual vacancy loss is $13,740 x 0.073 = $1,003. At the 3.7% Skyline Report regional multifamily vacancy rate for Northwest Arkansas (Benton and Washington counties) in the first half of 2025, it was $13,740 x 0.037 = $508. The expected loss roughly doubled in one year, and the $1,003 expected annual loss at 7.3% is still smaller than the $1,145 a single empty month costs.

Supply helps explain the shift. The first-half 2026 report counted 25 multifamily projects with building permits valued at $827.1 million, led by the Juniper student housing development in Fayetteville at $115.41 million. New supply explains much of the rise. The coverage gives two counts that measure different windows: 3,202 new apartments in 21 complexes opened over the year to the first half of 2026, and 1,710 units in 14 complexes in the first half alone. With those 14 complexes removed, regional vacancy was 5.4% (Arvest Skyline Report).

If you are underwriting a rental near the Bentonville or Rogers job centers, that means a plan built on the 3.7% (first half 2025) regional rate is out of date, and 7.3% (first half 2026) is the current published starting point.

What Vacancy Allowance Do Lenders Underwrite?

Freddie Mac's Small Balance Loan seller update (SBL Update, June 28, 2024) says physical vacancy should generally be underwritten to the greatest of 5%, the property's current actual vacancy, the appraiser's vacancy, or market data such as REIS. The same update notes that vacancy rates are increasing in certain submarkets. This is a national standard for Freddie Mac's multifamily Small Balance Loan program and an older release, so treat it as a comparison point, not a local forecast.

At the 5% floor, the allowance on $13,740 of gross rent is $13,740 x 0.05 = $687. At the regional 7.3% (first half 2026), it is $1,003. Because the standard takes the greatest of the inputs, a Small Balance Loan underwritten on Northwest Arkansas data could land on the higher number.

One caution on a coincidence. The U.S. national rental vacancy rate was also 7.3% for Q2 2026 (FRED series RRVRUSQ156N, Census Housing Vacancy Survey, not seasonally adjusted). That is a separate national figure from a different survey. The Skyline Report's city rates, listed above, are the closer guide for your building.

If you are financing a one-to-four unit or single-family rental, that means you should ask your lender which vacancy factor it uses before you finalize your income projection. The Freddie Mac standard above applies to its multifamily Small Balance Loan program.

Where Does the One-Empty-Month Belief Hold, and Where Does It Fail?

It holds in one way. At $1,145, a single empty month is larger than the full-year expected vacancy loss of $1,003 at the regional 7.3% rate, and larger than the $687 a 5% allowance sets aside. An owner who reserves at those rates and then has one slow turn has used the whole reserve and more.

It fails as a statement about profit. A month is 8.3% of gross rent, not 100% of anything. Whether it consumes the year's profit depends on your margin after the costs that keep running while a unit sits empty, such as property tax, insurance and utilities. Arkansas assesses real property at 20% of market value and applies millage to that assessed value, with one mill equal to $1 per $1,000 of assessed value. That bill arrives whether the unit is leased or not, and the homestead credit does not apply to rental property.

Turnover costs such as cleaning, paint and listing are separate from lost rent and are not estimated here. Add your own recent invoices to the $1,145 to see the true cost of a turn.

If your annual net after expenses is only a small multiple of one month's rent, that means the belief is close to true for you. If it is large, one vacant month is a manageable setback.

What Should You Do With These Numbers?

  • Multiply your actual monthly rent by 12, then by 0.073, to get an annual vacancy reserve at the Skyline rate (7.3%, first half 2026). At $1,145/month that reserve is $1,003.
  • Compare that reserve with one full month of your rent. If one month is larger, as $1,145 is against $1,003, keep a cash buffer of at least one month per unit on top of the reserve.
  • If you are seeking a loan, ask your lender which vacancy factor it uses; for comparison, Freddie Mac's multifamily Small Balance Loan standard (June 28, 2024) uses the greatest of 5%, actual, appraiser or market data.
  • Pull your last two turnover invoices and add them to the lost rent to set your real per-turn cost.
  • Read your current lease rent against the $1,145/month average (first half 2026), remembering that newer complexes may be offering incentives that the average does not show.

Frequently Asked Questions

How much rent does one vacant month cost in Northwest Arkansas?

One vacant month costs $1,145 at the $1,145/month average Northwest Arkansas apartment rent (first half 2026, Skyline Report). That equals 8.3% of $13,740 in annual gross rent. Your own lease rent replaces the average, so duplex or single-family owners should use their actual rent and add turnover costs from their own invoices.

What vacancy rate should Northwest Arkansas landlords underwrite?

Plan for at least the 7.3% regional rate (first half 2026, Skyline Report); for comparison, Freddie Mac's multifamily Small Balance Loan standard (June 28, 2024) uses the greatest of 5%, actual, appraiser or market vacancy. On $13,740 gross, 7.3% is $1,003 and 5% is $687. For 1-4 unit and single-family financing, ask your lender which vacancy factor it uses.

Is the 7.3% Skyline vacancy rate the Benton or Washington County rate?

No, the 7.3% is the Skyline Report's regional multifamily vacancy rate for the first half of 2026, covering Benton and Washington counties together. It is not a county figure. By city, it ranged from 6.2% in Fayetteville to 10.0% in Springdale, so use your city's rate; the national rental vacancy rate was a separate 7.3% for Q2 2026 (FRED).
