TL;DR: The 2026 Rogers, Arkansas apartment complex sale price per unit benchmark is $207,400. The 250-unit Fitzroy Grove sold for $51.85 million following a bankruptcy sale, down 18% from the $63.25 million its seller paid in July 2023 (Talk Business & Politics, September 28, 2026). Rogers apartment vacancy was 9.0% in the first half of 2026, up from 5.0% a year earlier (Arvest Skyline Report, CBER, August 2026). Underwrite rent, vacancy, taxes and debt before assuming appreciation.

What was the Rogers, Arkansas apartment complex sale price per unit in 2026?

According to Talk Business & Politics (September 28, 2026), the 250-unit luxury complex on 12.16 acres at 2950 S. Fitzroy Place in Rogers sold for $51.85 million, which the article states equals $207,400 per unit. The seller, an affiliate of Dallas firm Lurin, had paid $63.25 million in July 2023, or $63.25 million / 250 = $253,000 per unit. That makes the 2026 price 1 - $51.85 million / $63.25 million = about 18% lower. The listing came to market following a bankruptcy sale. Academy Bank of Kansas City, Mo., provided a five-year loan of $29.1 million on the purchase.

A bankruptcy-sale price needs more checking than an ordinary comparable. Before you rely on $207,400 per unit, ask the broker three things: whether a court supervised the sale, what occupancy was on the transfer date, and whether deferred maintenance or rent concessions were priced in. Until you have those answers in writing, treat the price as a distressed-sale data point, not a market-rate comparable for Rogers.

Do Northwest Arkansas apartments only appreciate?

Not reliably: recent sales in the region moved in different directions. Fitzroy Grove in Rogers lost about 18% between July 2023 and its 2026 sale. The 192-unit Life at Elmwood Grove in Springdale, built in 2001, went the other way. Its seller bought it in November 2021 for $16.2 million and sold it to Caisson Capital Partners for $27.25 million, or $141,927 per unit (Talk Business & Politics, November 17, 2025). That is $27.25 million / $16.2 million - 1 = about 68%, with no distress reported.

The third reference point is the 290-unit Aviator Apartments in Bentonville, built in 2021 and 2023. On February 27, 2025, Talk Business & Politics reported it as a pending transaction worth $46.75 million, or $161,207 per unit. The buyer planned Fannie Mae fixed-rate agency debt and a seven-year hold. These properties differ in age, class and timing, so treat them as reference points, not direct comparables. Whether a Rogers asset will appreciate depends on its own history, so ask the seller's broker for its prior purchase date and price.

What do Rogers vacancy, rent and new supply say?

The Arvest Skyline Report from the University of Arkansas Center for Business and Economic Research (CBER) puts Rogers apartment vacancy at 9.0% in the first half of 2026. That is up from 7.9% in the second half of 2025 and 5.0% in the first half of 2025, across 144 complexes. Northwest Arkansas as a whole was at 7.3%, so Rogers sits 9.0% - 7.3% = 1.7 percentage points above the region. Regional average rent was $1,145 per month, up 4.7% from $1,094 a year earlier (Talk Business & Politics, August 21, 2026).

New supply explains part of the rise. CBER counts 14 new and completed complexes adding 1,710 units in the first half of 2026, and new units enter the vacancy count before they lease up. More units are on the way: 25 current multifamily projects in Northwest Arkansas held building permits valued at $827.1 million. The largest is the 294-unit Juniper student housing development in Fayetteville at $115.41 million.

A search for unit-delivery and permit counts specific to Rogers and Benton County found only these regional totals, so ask a broker which projects near the asset are still leasing up. In your underwriting, stress-test a Rogers deal at the 9.0% Rogers vacancy, not the 7.3% regional rate.

What should investors check before buying a similar Rogers asset?

Start with the debt. Academy Bank's $29.1 million loan on Fitzroy Grove works out to $29.1 million / $51.85 million = 56% of the purchase price. Searches found no Northwest Arkansas series of loan-to-value ratios or rates, and the sale articles reviewed did not report cap rates. Ask for the rent roll, trailing-twelve-month vacancy and a written term sheet.

Next, the tax bill. Arkansas assesses real property at 20% of market value, and millage applies to that assessed value. Benton County Assessor parcel 02-02087-351, the Fitzroy Grove site, carries school code C30, which is the Rogers #30 school district. The city of Rogers within Rogers #30 carries 54.6 overall mills: 41.6 school, 3.3 city and 9.7 county (Arkansas DFA 2025 Millage Report, 2026 collections). At the purchase price, $51.85 million x 20% x 54.6 mills comes to about $566,200 a year at full assessed value.

Budget at that full value. Under Amendment 79, a buyer who takes title by sale cannot claim the previous owner's limitation on assessed value, and new construction is assessed at full value (Arkansas DFA). The 10% yearly cap on non-homestead property after a reappraisal protects an existing owner only, so the seller's current bill can understate yours. Confirm the district and value with the Benton County Assessor before you run your debt service test.

What Should You Do With These Numbers?

  • Before using the $207,400 per unit price at Fitzroy Grove (September 2026) as a comparable, confirm whether a court supervised the sale, what occupancy was at transfer, and whether deferred maintenance was priced in.
  • Stress-test the rent roll at the 9.0% Rogers vacancy and compare its rents with the $1,145 regional average (Arvest Skyline Report, first half 2026).
  • Ask for the prior purchase date and price on every comparable you use.
  • Get loan terms in writing. Fitzroy Grove's loan covered 56% of the price (September 2026), but that is one deal's leverage, not a lending standard.
  • Estimate tax at full assessed value from the parcel's overall millage: 54.6 mills for the city of Rogers in Rogers #30 (2025 millage, 2026 collections).
