TL;DR: Investment property loan requirements in Arkansas, down payment included, depend on the loan type. A conventional investor loan underwritten through Fannie Mae's DU requires six months' reserves (Selling Guide, opened 2026-10-30), plus 2% of the unpaid balance on 1 to 4 other financed properties. A DSCR loan underwrites the rent, and hard money lends short term. At the 7.24% national 30-year average (week ending October 29, 2026), a Rogers rent of $1,280 a month (1H 2026) carries an interest-only ceiling of $212,155 at a 1.0 ratio.

What are the investment property loan requirements for a conventional investor loan in Arkansas?

A conventional investor loan sold to Fannie Mae follows the Fannie Mae Selling Guide, so it underwrites you personally: your income, your credit and the cash you have left after closing. Fannie Mae Selling Guide B3-4.1-01 (current page, opened 2026-10-30) requires six months' reserves for an investment property purchase on a loan underwritten through Fannie Mae's automated system. If you own other financed properties, it adds reserves of 2% of their aggregate unpaid principal balance for 1 to 4 properties, 4% for 5 to 6 and 6% for 7 to 10. Your principal residence and the subject property are left out of that count.

Loan size is rarely the obstacle. FHFA's 2026 baseline conforming limit for a one-unit property is $832,750, up $26,250 from 2025. FHFA's 2026 county list shows Benton County, where Rogers, Bentonville and Lowell sit, at $832,750 for one unit and $1,066,250 for two units, and Washington County at the same limits.

Your down payment depends on the maximum loan-to-value each lender quotes under the loan program it uses. Ask the lender for that maximum loan-to-value for a one-to-four-unit investment purchase, and for the reserves in dollars, and get both in writing. If you have a stable job and cash reserves, get this quote first.

How does a DSCR loan work, and how much rent does it need?

DSCR stands for debt service coverage ratio. A DSCR loan underwrites the property: the monthly rent divided by the monthly payment, which includes principal, interest, taxes and insurance. The lender sets the minimum ratio, so ask for it before you choose a property.

Here is what the rent can carry. The 30-year fixed average was 7.24% for the week ending October 29, 2026 (Freddie Mac via FRED, national). Investor loans are priced by lender quote, and the 7.24% national benchmark is used here only to show the math. Skyline's average Rogers apartment lease was $1,280 a month in 1H 2026. That is $1,280 x 12 = $15,360 a year. At 7.24%, $15,360 / 0.0724 = $212,155. That is the interest-only debt ceiling at a 1.0 ratio. It is figured before taxes, insurance, repairs, vacancy and the lender's minimum ratio, so the loan the property can actually support is smaller.

The Rogers median sale price was $448,786 (Redfin, three months ending September 2026), and the $212,155 interest-only ceiling is 47% of it. Skyline's rents are apartment averages, not duplex rents, so pull rent comparables for the actual unit. On a Rogers purchase, the rent often limits the loan size more than your own income does.

When does hard money make sense for a first Northwest Arkansas rental?

Hard money is a short-term loan secured by the property. Buyers use it when a purchase has to close fast, or when the property needs repairs before a lender will finance it long term. It suits a rental that needs work before it can be rented and refinanced. It does not suit a stabilized rental you plan to hold, because the loan must be repaid or refinanced by a deadline.

The exit plan is the real requirement. Rogers homes sold at a median of 30 days on market, up 2 days from a year earlier, at 98.3% of list price, up 0.5 point (Redfin, three months ending September 2026). Benton County had 2,441 active listings in September 2026 against 1,832 in September 2025, so 2,441 - 1,832 = 609 more (Realtor.com via FRED). Benton County listings sat a median of 72 days in September 2026, up from 59, so a plan to sell needs time built into the loan term.

The Arkansas Securities Department (current department page, opened 2026-10-30) licenses mortgage bankers and brokers under the Fair Mortgage Lending Act, and all applications go through NMLS. That Act defines a mortgage loan as a loan primarily for personal, family or household use secured by a dwelling or residential real estate (Ark. Code 23-39-502, as reproduced in HB1466 of 2025). A business-purpose loan to an investor for a rental generally falls outside that definition. Ask the lender whether it is licensed or why it believes it needs no license, and look it up on NMLS. Then get the term, points, rate, prepayment terms and extension fees in writing. If your plan depends on a refinance, get a DSCR or conventional lender's requirements before you sign the hard-money note.

Conventional, DSCR or hard money: which fits a first rental?

Conventional investor loan. It underwrites your income and your reserves. It suits a salaried buyer with documented income and cash on hand, such as someone who works at Walmart's Bentonville headquarters, Tyson in Springdale or J.B. Hunt in Lowell. The price of that fit is paperwork, plus a reserve requirement that grows as you add financed properties.

DSCR loan. It underwrites the rent. It suits a self-employed buyer or one with several properties, where documenting income is the obstacle. The risk is that the rent must clear the lender's ratio. The NWA average multifamily lease was $1,145 in 1H 2026, up $18 from $1,127 in 2H 2025, which leaves little room on a price near the Rogers median.

Hard money. It underwrites the deal and the exit. It suits a purchase that needs repairs and a fast close, with a refinance already lined up.

With all three loans, the buyer's tax bill is price x 20% x the overall millage (school district + city + county). Under Act 2284 of 2005, a sold property is reassessed at 20% of appraised value on the next January 1 after the transfer. The buyer cannot claim an Amendment 79 limitation until the second assessment date. The homestead credit is for a principal residence only. Add the tax bill to the payment before you test the DSCR ratio.

What Should You Do With These Numbers?

  • Ask a conventional lender for two things in writing: the maximum loan-to-value and the reserve requirement in dollars. Fannie Mae's reserve rule is in B3-4.1-01. For a duplex, confirm the loan fits the 2026 two-unit limit of $1,066,250 for Benton and Washington counties (FHFA).
  • Ask a DSCR lender for its minimum ratio, whether it counts taxes and insurance in the payment, and a rate quote. Compare that rate to the 7.24% benchmark (week ending October 29, 2026).
  • Pull rent comparables for the exact unit, then run the coverage math: annual rent divided by the rate gives the interest-only debt ceiling. At the $1,280 Rogers average rent (1H 2026), the $212,155 interest-only ceiling is the starting point.
  • If you use hard money, ask whether the lender is licensed with the Arkansas Securities Department or why it believes a business-purpose rental loan needs no license, and look it up on NMLS. Write down the exit date, and use the Rogers median of 30 days on market (three months ending September 2026) as a planning marker.
  • Budget closing costs, including the Arkansas real property transfer tax of $3.30 per $1,000 of consideration (Ark. Code 26-60-105 and 26-60-106, as of 2026-10-24). Unless the contract says otherwise, it is split half to each party.

Frequently Asked Questions

What is the minimum down payment on an investment property in Arkansas?

The minimum down payment on an Arkansas investment property depends on the maximum loan-to-value each lender quotes under the loan program it uses: conventional, DSCR or hard money. Ask each lender for that maximum loan-to-value in writing, along with the reserves in dollars, and compare the total cash you need at closing. On a conventional loan underwritten through DU, budget for six months' reserves (Fannie Mae B3-4.1-01, opened 2026-10-30).

Does a DSCR loan need personal income documentation?

A DSCR loan qualifies you mainly on the property's rent divided by its monthly payment, so your personal income is not the main test. Whether a lender also asks for tax returns, and how it reviews credit, varies by lender, so ask each one. Also ask for its minimum ratio and whether the payment includes taxes and insurance. Bring rent comparables for the exact unit so the lender can test the ratio.

Does a hard-money lender need an Arkansas license?

Arkansas licenses mortgage bankers and brokers under the Fair Mortgage Lending Act, which defines a mortgage loan as one made primarily for personal, family or household use (Ark. Code 23-39-502; Securities Department page, opened October 30, 2026). A loan to an investor for a rental is a business-purpose loan and generally falls outside that definition, so ask the lender whether it is licensed or why it believes it needs no license, and look it up on NMLS.

Can an investor use the homestead credit on a rental?

No. The homestead credit applies to a principal residence only. It is up to $600 on a homestead for 2026 bills and $675 on a homestead for assessment year 2026 and later (Act 174 of 2026). The $675 credit first appears on bills collected in 2027. A rental is taxed without the credit, so leave it out of the rent-coverage math.
