TL;DR: In Northwest Arkansas, a standard single-family home appraisal typically takes 7 to 10 business days from order to delivery, according to R3 AMC (February 19, 2026); rural, complex or multi-family property can take longer. The appraisal must be completed within the appraisal deadline in your purchase contract; the lender's order date and the appraiser's committed delivery date decide whether it is met, so get both in writing. Benton County listings sat a median 72 days in September 2026 (Realtor.com via FRED), so many buyers can negotiate that deadline.
How Long Does a Home Appraisal Take in Northwest Arkansas?
A standard single-family residential appraisal typically takes 7 to 10 business days from order to delivery, according to R3 AMC, an appraisal management company (February 19, 2026). Condos, multi-family, rural or complex properties can take longer. In Northwest Arkansas, the appraisal must be completed within the appraisal deadline written into your purchase contract; the lender's order date and the appraiser's committed delivery date determine whether that deadline is met, so obtain both in writing. The step runs from your lender's order to the appraiser's delivered report and the underwriter's review, and each of those dates belongs in writing.
Your ability to write a firm appraisal deadline into the contract depends on leverage, and the county numbers show more of it than a year ago. Benton County listings spent a median 72 days on market in September 2026, up from 59 in September 2025 (Realtor.com via FRED), a rise of 13 days. Washington County listings spent a median 61 days in September 2026, the same as a year earlier. Those figures measure how long listings sat, not how long homes took to sell. For sold homes, the Arvest Skyline Report (1H 2026) puts average days on market for houses sold at 115 in Benton County and 101 in Washington County, 14 days longer in Benton County.
If you are making an offer in Benton County, that means a seller whose home has sat for weeks is more likely to accept an appraisal contingency with a specific delivery date. Name the date in the contract, and on the day the appraisal is ordered, ask your lender what delivery date the appraiser has committed to.
Where Does the Sale Price Land Versus the List Price?
The appraiser compares your contract price with recent closed sales, so the gap between list and sale prices is the first thing to read. Redfin's sale-to-list ratio for the three months ending September 2026 was 97.9% in Bentonville (down 0.67 point from a year earlier), 98.3% in Rogers (up 0.5 point), 98.2% in Springdale (down 0.28 point), 98.2% in Fayetteville (up 0.2 point) and 98.2% in Bella Vista (down 0.4 point).
These city ratios sit within half a point of each other, so list price in these five towns is a reasonable guide to where contracts land. Bentonville is the lowest of the five, and its median sale price was $489,717, down 0.058% from a year earlier.
The sale-to-list ratio measures sale price against asking price, not appraised value against contract price. A contract near 98% of list is also not a value opinion, since the appraiser works from closed comparables, not the asking price. If you are a seller pricing in Bentonville, that means a list price that already assumes a sale near 97.9% leaves less room for the appraisal to disagree than one set above recent closings, and a well-supported price keeps the appraisal step from turning into a renegotiation.
Which Towns Are Moving Slowest, and What Does That Do to Your Leverage?
Redfin's median days on market for the three months ending September 2026 shows where listings are sitting longest. Centerton was 79 days, 51 more than a year earlier (Redfin, three months ending September 2026). Pea Ridge was 60 against 62. Bentonville was 44 against 29, 15 more days. Bella Vista was 42 against 21, 21 more days. Fayetteville was 38 against 29, Siloam Springs 36 against 38, Springdale 33 against 42, Rogers 30 against 28 and Lowell 21 against 20.
The Arvest Skyline Report (1H 2026) shows a similar pattern by city. Centerton averaged 141 days on market for houses sold in the first half of 2026, Lowell 134 and Bentonville 123, against 85 in Rogers. Inventory is also up: Benton County active listings rose to 2,441 in September 2026 from 1,832 in September 2025, 609 more homes, and Washington County rose to 1,157 from 896, 261 more (Realtor.com via FRED).
If you are buying in Centerton or Bentonville, that means you are likely to face fewer competing offers, so you can ask for an appraisal contingency and a delivery deadline in the contract. In Rogers, where Redfin's median was 30 days, sellers have less reason to concede terms. Lowell shows how the sources differ: Redfin's median was 21 days while the Skyline average was 134, so ask for recent Lowell listing histories before you rely on either.
Where Is a Low Appraisal Most Likely?
Price direction is the best risk indicator to watch. An appraiser leans on closed sales from recent months, and Redfin's three months ending September 2026 show Rogers up 8.8% from a year earlier to a $448,786 median and Fayetteville up 5.8% to $404,807. In a town where prices are rising, the closed sales an appraiser can use may trail your contract price, which raises the chance of a gap the buyer has to cover or renegotiate.
Prices fell in other places: Lowell was down 10.9% to a $329,743 median, Siloam Springs down 8.1% to $261,126, Pea Ridge down 7.3% to $320,769 and Cave Springs down 36.7% to $597,715. Falling prices cut the other way, because older comparables can be higher than a home is worth now, which can make the seller's price look supported on paper.
At the county level, the Skyline Report puts the first-half 2026 average sale price at $465,888 in Benton County and $423,750 in Washington County, and the median at $385,000 and $362,000. If you are a seller in a rising town such as Rogers, that means asking your agent for the three closest closed sales before you accept an offer, and deciding how you would respond to a value shortfall before the appraisal deadline arrives.
Does the County Assessor's Value Matter to the Appraisal?
The assessor's number and the appraiser's number serve different purposes, so keep them apart. Arkansas assesses property at 20% of its market value for tax purposes, and the millage rate is applied to that assessed value. A lender's appraisal is a separate opinion of what the home would sell for today. If you want a county-level reference point, ask the assessor's office for the appraised value on file for the address and set it beside your contract price.
One timing fact does matter after closing. Under Act 2284 of 2005, when Arkansas real property is sold, the assessor assesses it at 20% of appraised value at the next assessment date, and the new owner may claim no limitation on assessed value until the second assessment date after the transfer. A buyer therefore budgets price x 20% x overall millage for the school district and city, the same as new construction.
If you are an investor comparing a rental purchase with the seller's current tax statement, that means the old bill is not your forecast. Ask the title company for the closing-day figures and recompute from the contract price with the overall millage.
What Should You Do With These Numbers?
- On the day you sign, ask your lender in writing for the date the appraisal was ordered and the delivery date the appraiser gave, and compare it with the appraisal deadline in your contract. A standard single-family appraisal typically takes 7 to 10 business days from order to delivery (R3 AMC, February 2026).
- Before you offer, use the leverage the market gives you: Benton County listings spent a median 72 days on market in September 2026 (Realtor.com via FRED), and Redfin's median was 79 days in Centerton and 44 in Bentonville (three months ending September 2026). Ask for an appraisal contingency with a written delivery deadline.
- Before you offer, request the three closest closed sales for the home. In Rogers (prices up 8.8%, three months ending September 2026) check that they are recent.
- If you are selling, price with the sale-to-list ratio in mind: 97.9% in Bentonville and 98.3% in Rogers (three months ending September 2026).
- If you are buying, budget taxes from your purchase price at full assessed value with the overall millage, not from the seller's bill (Act 2284 of 2005).
Frequently Asked Questions
How long does a home appraisal take in Northwest Arkansas?
A standard single-family home appraisal in Northwest Arkansas typically takes 7 to 10 business days from order to delivery, according to R3 AMC (February 19, 2026), and rural, complex or multi-family property can take longer. The appraisal must be completed within your contract's appraisal deadline, so get the lender's order date and the appraiser's committed delivery date in writing. Benton County listings sat a median 72 days in September 2026 (Realtor.com via FRED).
Do homes in Bentonville and Rogers sell below list price?
Yes. On the median, both sell slightly below list. Redfin's sale-to-list ratio for the three months ending September 2026 was 97.9% in Bentonville and 98.3% in Rogers. Springdale, Fayetteville and Bella Vista were each 98.2%. A sale a little under list is common in these towns, but it does not by itself tell you what an appraiser will conclude.
Which Northwest Arkansas town has the slowest sales pace?
Centerton had the longest median days on market in Redfin's three months ending September 2026, at 79 days, 51 more than a year earlier. Pea Ridge followed at 60 and Bentonville at 44. A slower pace gives a buyer more leverage at the offer stage to ask for an appraisal contingency and a delivery deadline.
Does the county assessor's value set the appraised value?
No. Arkansas assesses property at 20% of market value for taxes, while a lender's appraisal is a separate opinion of what the home would sell for. After a sale, the assessor reassesses the property at 20% of appraised value at the next assessment date (Act 2284 of 2005), so a buyer budgets on the purchase price with the overall millage.
