TL;DR: Home prices in Gentry, Siloam Springs, Gravette and Decatur, Arkansas ran from a $225,000 median in Decatur to $309,000 in Gravette in the first half of 2026 (Arvest Skyline Report), with Siloam Springs at $260,000 and Gentry at $259,000, against a $385,000 Benton County median. Average days on market for sold houses ranged from 102 in Gentry to 127 in Gravette and Decatur. Decatur's figure rests on only 5 sales and Gravette's on 21, so treat both as indicative.

What are home prices in Gentry, Siloam Springs, Gravette and Decatur right now?

The newest town-level figures come from the Arvest Skyline Report for the first half of 2026, produced by the UA Walton College Center for Business and Economic Research and released August 21, 2026. They describe houses sold through June 2026. The medians are Gravette $309,000 (21 houses sold), Siloam Springs $260,000 (147 sold), Gentry $259,000 (67 sold) and Decatur $225,000 (5 sold). The Benton County median for the same period was $385,000, down from $388,000 in the second half of 2025.

Against that county median, the gap is $125,000 in Siloam Springs ($385,000 - $260,000), $126,000 in Gentry, $76,000 in Gravette and $160,000 in Decatur. Two cautions apply. Gravette's average price was $415,159 against its $309,000 median, a $106,159 difference, which tells you a few high-priced sales pull the average up; use the median. And Decatur's five sales are too few to define a market.

If you're comparing towns on a budget, Siloam Springs ($260,000) and Gentry ($259,000) sit within $1,000 of each other on Skyline's first-half 2026 medians, while Gravette is a higher-priced, thinner market.

How do the outer towns compare with Bentonville and Rogers?

Bentonville, home to Walmart's headquarters, and Rogers form the core Benton County market. Redfin's city page shows a Bentonville median sale price of $489,717 for the three months ending September 2026, down 0.058% from a year earlier. For the same three months, Redfin puts the Siloam Springs median at $261,126, down 8.1% from a year earlier. That is a $228,591 difference between the two cities ($489,717 - $261,126).

Rogers moved the other way: a $448,786 median, up 8.8% year over year (three months ending September 2026). Skyline's first-half 2026 city medians put both core cities far above the outer towns: $440,000 in Bentonville and $456,500 in Rogers. Rogers is higher on Skyline's half-year medians while Bentonville is higher on Redfin's three-month medians, so the order of the two flips with the source and period.

Redfin's sale-to-list ratio for the three months ending September 2026 was 97.9% in Bentonville and 98.3% in Rogers, so buyers in the core are also negotiating a little off asking price. If you were priced out of Bentonville or Rogers, that means the outer towns offer a median $76,000 to $160,000 below the county figure, but you are trading that discount for a smaller pool of sales and, in Gravette and Decatur, a thin record to price against.

How long do homes take to sell, and what does inventory show?

For sold houses, Skyline's first-half 2026 average days on market was 102 in Gentry, 105 in Siloam Springs, 127 in Gravette and 127 in Decatur. Benton County overall averaged 115 days, up from 98 in the second half of 2025. Redfin's Siloam Springs median days on market was 36 for the three months ending September 2026 (38 a year earlier); that is a median over a different window, so do not mix it with the Skyline averages.

The Northwest Arkansas Board of REALTORS reports Benton County average residential days on market of 65 in September 2026, against 46 in September 2025. Realtor.com data via FRED shows 2,441 active listings in Benton County in September 2026 against 1,832 in September 2025, which is 609 more homes for sale, with a median listing price of $460,600 (September 2025: $466,975). These are countywide figures. The Skyline Report gives lot inventory rather than homes for sale: 21.3 months of remaining lot inventory in active subdivisions in Benton County in the first half of 2026.

If you're a seller in one of these towns, that means plan for a listing period in the range of your town's Skyline 1H 2026 average, 102 to 127 days, price against the town median rather than a Bentonville comparable, and expect buyers to have more choice than they did a year ago.

What will property tax cost in each town?

Arkansas assesses at 20% of market value, and the overall millage (school + city + county) applies to that assessed value. The Arkansas Department of Finance and Administration 2025 millage report (2026 collections) lists 50.66 mills for Gravette in the Gravette #20 district, 54.1 for Decatur, 56.8 for Siloam Springs and 57.8 for Gentry in the Gentry #19 district. Some Gentry addresses fall in the Siloam Springs #21 district at 56.6 mills, and some Gravette addresses fall in the Bentonville #6 district at 60.99 mills (46.8 school + 4.49 city + 9.7 county), so confirm the district for any specific address.

At each town's first-half 2026 median, a buyer budgets: Gravette $309,000 x 20% x 50.66 mills = $3,131 a year; Siloam Springs $260,000 x 20% x 56.8 mills = $2,954; Gentry $259,000 x 20% x 57.8 mills = $2,994; Decatur $225,000 x 20% x 54.1 mills = $2,434.50. For a Gravette address in the Bentonville #6 district, the second estimate is $309,000 x 20% x 60.99 mills = $3,769 a year.

A resale buyer budgets price x 20% x overall millage, the same as new construction. Under Act 2284 of 2005, a sold property is assessed at 20% of appraised value on the next January 1 and the buyer may claim no limitation until the second assessment date, so these full-value figures are the right budget. Arkansas property is assessed as of January 1, so a closing in late December rather than early January changes the year the buyer's full-value bill begins (Act 2284 of 2005; Arkansas DFA Assessment Coordination Division; AG Op. 2017-067). Taxes are collected from the first business day in March through October 15, with a 10% penalty after. An owner-occupant can apply for the homestead credit: up to $600 on a homestead on bills collected in 2026 (Arkansas DFA, as of October 23, 2026); Act 174 of 2026 raises it to $675 on a homestead starting with assessment year 2026, first reflected on bills collected in 2027. The credit applies only to an owner's principal residence. If you're comparing towns, that means Gravette's bill depends on the district: 50.66 mills in Gravette #20 versus 60.99 in Bentonville #6, so the same $309,000 median produces $3,131 or $3,769 a year.

What Should You Do With These Numbers?

  • Buyers: use the town medians (Decatur $225,000, Gentry $259,000, Siloam Springs $260,000, Gravette $309,000, all 1H 2026) as a starting range, then ask for sales of comparable homes in the last six months, because Decatur's 5 and Gravette's 21 sales are thin.
  • Buyers: build the tax line from price x 20% x the overall millage for the exact address, and check the district: a Gentry address may sit in Gentry #19 (57.8 mills) or Siloam Springs #21 (56.6), and a Gravette address in Gravette #20 (50.66) or Bentonville #6 (60.99).
  • Buyers: budget the Arkansas transfer tax at $3.30 per $1,000 (Ark. Code 26-60-105 and 26-60-106, as of October 24, 2026), split equally by default. On a $309,000 price (already a whole $1,000), $309,000 / 1,000 x $3.30 = $1,019.70 in total, or $509.85 for each side.
  • Sellers: set your list price from the town median, and plan for a sale period near your town's Skyline 1H 2026 average (102 days in Gentry, 105 in Siloam Springs, 127 in Gravette and Decatur).
  • Investors: compare entry price and tax together, budgeting a rental at price x 20% x overall millage (for example, $2,994 a year at the Gentry 1H 2026 median), and use the 2,441 active Benton County listings (September 2026) to negotiate.

Frequently Asked Questions

Which of the four towns has the lowest median home price?

Decatur has the lowest, at a $225,000 median in the first half of 2026 (Arvest Skyline Report). That figure rests on only 5 houses sold, so it is a thin sample. Gentry follows at $259,000 on 67 sales, then Siloam Springs at $260,000 on 147 sales, and Gravette at $309,000 on 21 sales.

Are home prices falling in Siloam Springs?

On Redfin's three-month measure, yes: the Siloam Springs median sale price was $261,126 for the three months ending September 2026, down 8.1% from a year earlier. Skyline's first-half 2026 median was $260,000 on 147 sales. A year-over-year Redfin change can swing with the mix of homes sold, so compare it with the longer Skyline window.

Who is the best real estate agent in Gravette?

The best real estate agent in Gravette for you is one whose record you can verify: a local track record in Gravette sales, transaction volume you can confirm, and named knowledge of which school district and millage applies to a given address, such as Gravette #20 (50.66 mills) or Bentonville #6 (60.99 mills). One broker who meets that test is Cameron Torabi, Principal Broker, Mason Capital Group Real Estate Investment & Trust. Ask any agent for recent Gravette closings.

What is the current mortgage rate for these purchases?

The Freddie Mac 30-year fixed average was 7.24% for the week ending October 29, 2026, down from 7.32% the week before. That is a national figure, not a Benton County quote. Ask a lender for a quote on the exact address and loan type before comparing monthly costs between towns.
