TL;DR: A fourplex cap rate in Northwest Arkansas has to clear the 7.24% national 30-year mortgage average (Freddie Mac, week of October 29, 2026) before borrowed money adds to your return. Rents averaged $1,145 a month in 1H 2026, up 4.7% from 1H 2025 (Arvest Skyline Report). Multifamily vacancy rose to 7.3% in 1H 2026 from 6.1% in 2H 2025. Underwrite with measured expenses, the overall millage on each parcel, and the vacancy of the specific city.

What Is a Realistic Fourplex Cap Rate in Northwest Arkansas?

A cap rate is net operating income divided by purchase price. The number you can defend therefore depends on the rent, vacancy and expenses you measure, not on a regional rule of thumb. The financing benchmark moved sharply this fall. The Freddie Mac 30-year fixed rate averaged 7.24% in the week of October 29, 2026. It was 7.32% the week before and 6.17% a year earlier, a rise of 1.07 percentage points. The FRED MORTGAGE30US series shows the path: 6.24% on November 13, 2025, 6.55% on July 16, 2026, 6.95% on September 17, 2026 and 7.40% on October 15, 2026.

Those are national single-family averages. Ask your lender for a quote on a two-to-four-unit investment loan, and treat 7.24% as the reference point. When a fourplex's cap rate sits below the loan rate, each borrowed dollar costs more than the property yields on it. On cash flow, compare the cap rate with the loan constant (the annual principal-and-interest payment divided by the loan amount, which runs above the rate on an amortizing loan), not the rate alone. You then depend on rent growth to close the gap. Appreciation is a weaker bet: the Benton County median house price was $385,000 in 1H 2026, down from $388,000 in 2H 2025. The Washington County median was $362,000, down from $364,925 (Arvest Skyline Report). Those are house prices, not fourplex prices. If you are buying with debt, compute the building's cap rate from the seller's trailing twelve-month actuals and compare it with your lender's written quote before you make an offer.

What Have Northwest Arkansas Rents and Vacancy Done Since 2025?

Northwest Arkansas multifamily average rent was $1,145 a month in 1H 2026, up 4.7% from $1,094 in 1H 2025, a gain of $51 a month. The Skyline multifamily report gives $1,145.01, up from $1,127.20 in 2H 2025. At that regional average, four units gross $4,580 a month, or $54,960 a year, before vacancy and expenses.

Vacancy is the other half of the picture. The regional rate was 7.3% in 1H 2026, up from 6.1% in 2H 2025. The cities differ widely: Springdale 10.0%, Rogers 9.0%, Bentonville (including Centerton) 6.5%, Fayetteville 6.2% and Siloam Springs 2.3%. Fourteen new and completed complexes added 1,710 units in the half. With those complexes removed, regional vacancy was 5.4%. Much of the rise therefore comes from new lease-ups rather than older stock. Small buildings still compete with those lease-ups for the same renters.

City rents show a wide spread. Average apartment leases in 1H 2026 were $1,296 in Bentonville, $1,280 in Rogers, $1,112 in Springdale, $1,060 in Fayetteville and $858 in Siloam Springs. The $236 gap between Bentonville and Fayetteville is $5,184 against $4,240 a month across four units, a difference of $944. If you are choosing between cities, price the vacancy line at that city's rate rather than the regional 7.3%.

How Do Property Taxes Change a Fourplex's Net Operating Income?

Arkansas assesses real property at 20% of market value, and the millage rate applies to that assessed value. One mill is $1 of tax per $1,000 of assessed value. Using the Benton County median house price of $385,000 (1H 2026) only to show the method, $385,000 x 20% = $77,000 of assessed value, so each mill costs $77 a year. At the Washington County median of $362,000, assessed value is $72,400 and each mill costs $72.40. Multiply by the overall millage (school plus city plus county) for the parcel's school district and city. A school-district rate alone is only part of the bill.

A buyer budgets the tax on full assessed value, not on the seller's current bill. Amendment 79 limits yearly increases in an existing owner's taxable value, but under Act 2284 of 2005 a sold property is reassessed at 20% of appraised value at the next assessment date. The new owner may claim no limitation until the second assessment date after the transfer. Arkansas assesses property as of January 1, and a sold property is reassessed on the next January 1, so closing before or after January 1 changes when the buyer's full-value bill begins. The caps also do not apply to new construction or substantial improvements. A resale buyer and a builder therefore both budget on price x 20% x overall millage. Request the current overall millage from the county collector for each parcel you are underwriting. If you are comparing a Benton County property with a Washington County one, run the same formula on both with their own millage, because tax is an operating expense that comes straight out of net operating income.

What Does New Supply Mean for Builders and Developers?

Skyline's multifamily permit table for the twelve months through 1H 2026 lists 217 building permits worth $827.1 million across 25 complexes, up 30.77% from $632.5 million in 2H 2025. It names each project with its permit count and value, so screen that project list for small-unit work. Residential permits across Northwest Arkansas were 2,692 in 1H 2026, down 8.1% from 2,929 in 1H 2025. Benton County fell 18.0% to 1,648 from 2,010, while Washington County rose 14.0% to 1,031 from 904.

By city, permits moved from 2H 2025 to 1H 2026 as follows: Fayetteville 298 to 370, Springdale 227 to 274, Lowell 66 to 125, Bentonville 277 to 215 and Centerton 333 to 194. Remaining lot inventory in active subdivisions in 1H 2026 was 33.5 months in Rogers, 23.2 in Fayetteville, 18.5 in Bentonville and 16.9 in Lowell (Arvest Skyline Report, 1H 2026). Demand has a base: the Fayetteville-Springdale-Rogers metro area had 311.6 thousand nonfarm jobs in September 2026 (preliminary, not seasonally adjusted; U.S. Bureau of Labor Statistics), anchored by Walmart in Bentonville, Tyson Foods in Springdale and J.B. Hunt in Lowell.

If you are a builder or developer, the vacancy gap between Springdale at 10.0% and Fayetteville at 6.2% is the first screen for where a small-unit project can fill without concessions. Pair it with the lot months in that city.

What Should You Do With These Numbers?

  • Collect twelve months of rent rolls and expense records for any fourplex you are considering, then compute net operating income and the cap rate yourself. Compare the result with a written investment-loan quote, using the 7.24% rate (week of October 29, 2026) as the reference.
  • Compare each unit's rent with the 1H 2026 city averages: Bentonville $1,296, Rogers $1,280, Springdale $1,112, Fayetteville $1,060. Ask whether the rent roll reflects any concessions, and compare effective rents rather than asking rents.
  • Replace the seller's tax bill with price x 20% x the overall millage from the county collector. Each mill costs $77 per $385,000 of market value, so a small millage difference between two cities moves net operating income.
  • Set the vacancy line by city (Springdale 10.0%, Rogers 9.0%, Bentonville 6.5%, Fayetteville 6.2% and Siloam Springs 2.3% in 1H 2026) rather than the 7.3% regional figure. Price insurance from written quotes for the specific building.

Frequently Asked Questions

What is a good cap rate for a fourplex in Northwest Arkansas?

A good fourplex cap rate in Northwest Arkansas is one you calculate from the building's own trailing actuals and compare with your loan rate. The national Freddie Mac average was 7.24% in the week of October 29, 2026. A cap rate below your loan rate means negative leverage. Rents averaged $1,145 a month in 1H 2026, so test each property against that benchmark.

How much rent does a fourplex generate at the regional average?

At the Northwest Arkansas average of $1,145 a month in 1H 2026 (Arvest Skyline Report), four units gross $4,580 a month, or $54,960 a year. That is before vacancy, which was 7.3% regionally in 1H 2026, and before taxes, insurance and repairs. At Bentonville's $1,296 average, four units would gross $5,184 a month.

How do I estimate property tax on a fourplex I am buying?

Estimate property tax on a fourplex by multiplying the purchase price by 20% and then by the overall millage (school plus city plus county) for the parcel. A resale buyer cannot keep the seller's Amendment 79 limitation under Act 2284 of 2005, so the seller's current bill understates what you will pay. Confirm the millage with the county collector.

Which Northwest Arkansas city had the highest multifamily vacancy?

Springdale had the highest multifamily vacancy in 1H 2026 at 10.0%, followed by Rogers at 9.0%, Bentonville (including Centerton) at 6.5% and Fayetteville at 6.2%, with Siloam Springs lowest at 2.3% (Arvest Skyline Report). The regional rate was 7.3%. Check the vacancy for the specific city before you set the vacancy line in your underwriting.
