TL;DR: On published city prices, Siloam Springs is the lowest-priced of seven Northwest Arkansas towns compared here for a buyer using down payment assistance: Redfin's median sale price there was $261,126 for the three months ending September 2026, against $404,807 in Fayetteville and $489,717 in Bentonville. ADFA's Down Payment Assistance Program provides $1,000 to $15,000 as a 10-year second mortgage matching the first mortgage, and StartSmart caps the purchase price at $500,000, with 2026 income limits of $106,900 (1-2 people) and $122,935 (3 or more) in Benton and Washington counties.

How Do You Rank Northwest Arkansas Towns for Down Payment Assistance?

The ranking uses one criterion: the city median sale price, because that sets your cash to close, and a lower median ranks first. ADFA's assistance and its posted rates are the same in every town because the programs are statewide, so they do not separate the towns and are covered in the next section. City population from the Census Bureau (July 1, 2025 estimates) is shown for context only and does not affect rank.

The city medians come from Redfin's city pages for the three months ending September 2026. ADFA publishes its limits: StartSmart caps the purchase price at $500,000, and its 2026 income limits for Benton and Washington counties are $106,900 for a household of one or two and $122,935 for three or more, effective June 1, 2026. Move-Up caps qualifying income at $142,000 and requires a minimum credit score of 640.

Every ranked town's median sits under the $500,000 StartSmart cap. If you are building a cash budget, treat the city median as a starting point and ask your agent for recent sales in the specific neighborhood and price range you want.

What Does Arkansas Down Payment Assistance Actually Provide?

The Arkansas Development Finance Authority lists three single-family programs. StartSmart is a below-market-rate mortgage for qualified low-to-moderate income first-time buyers. Move-Up is an affordable mortgage that can be combined with other ADFA programs. The Down Payment Assistance Program can provide up to $15,000 for down payment and closing cost assistance, and StartSmart and Move-Up loans include it for qualifying buyers (ADFA, page updated 10/20/2026).

The posted rates as of 10/20/2026 were 6.50% for the StartSmart Government Mortgage Loan (30-year fixed), 6.75% for StartSmart Freddie Mac Below 80% AMI (30-year conventional), and 7.125% for both the Move-Up Government Mortgage Loan and Move-Up Conventional Below 80% AMI. The StartSmart government loan has the lowest posted rate at 6.50%.

Put the up-to-$15,000 assistance against the price levels. Divided by Benton County's first-half 2026 average of $465,888 it equals 3.2% of the price, and divided by Washington County's $423,750 it equals 3.5%, which is the effect on your cash to close. If you qualify, the assistance is one fixed amount and the county price level decides what share of the purchase it covers, but confirm your eligibility with ADFA before you count on the full amount.

Which Is the Best Town in Northwest Arkansas to Buy a House With Down Payment Assistance?

Siloam Springs ranks first on price. Ranked by Redfin's median sale price for the three months ending September 2026, lowest first:

  • 1. Siloam Springs (population 21,298): $261,126, down 8.1% from a year earlier. Who this suits: a buyer whose cash budget is the binding limit.
  • 2. Pea Ridge (population 11,233): $320,769, down 7.3%.
  • 3. Lowell (population 12,184): $329,743, down 10.9%.
  • 4. Springdale (population 90,685): $354,126, down 0.8%, the largest of the lower-priced markets, so it offers a wide pool of homes to compare.
  • 5. Fayetteville (population 106,623): $404,807, up 5.8%.
  • 6. Rogers (population 76,956): $448,786, up 8.8%.
  • 7. Bentonville (population 63,057): $489,717, down 0.058%, the closest to the $500,000 StartSmart cap.

The county average rose 1.5% from the first half of 2025 to the first half of 2026, while Benton County's fell 1.2%. If you are saving cash, get a lender's written estimate at the price you intend to pay before you pick a savings target.

How Does Benton County Compare, and Which Towns Are Not Ranked?

Benton County's average sale price was $465,888 in the first half of 2026, down 1.2% from the first half of 2025, on 3,187 sales (Arvest Skyline Report, released Aug. 21, 2026).

  • Benton County: Bentonville and Rogers have the two highest city medians in the ranking above, $489,717 and $448,786. Who this suits: a buyer who has already chosen one of them and needs a lender estimate near the $500,000 StartSmart cap.

Gentry (population 4,899) is not ranked, because the Redfin city set used here does not include it. Who this suits: a buyer drawn to Gentry who will ask a lender for an estimate on a specific home and ask an agent for recent sales there.

Bentonville and Rogers share a county, but their city medians differ by $40,931, so compare recent sales in each town before you choose.

What Do Regional Prices and Months of Supply Tell You?

The metro-level Northwest Arkansas average sale price was $483,501 in July 2026, $464,138 in August 2026 and $441,343 in September 2026 (Talk Business & Politics, article dated Oct. 23, 2026). The metro monthly average fell $42,158 from July to September, a metro-wide change over time and a different measure from the $42,138 county gap between Washington and Benton Counties. Metro homes sold were 828 in August and 825 in September. The 2025 median price for existing single-family homes was $375,100, up 3.2%, so the monthly averages and the median are different measures and should not be compared directly.

Months of supply tells you how much negotiating room a town has; ask your agent for it, with active listings and recent sales, in the exact town and price band you want. At the county level, Realtor.com counted 2,441 active listings in Benton County and 1,157 in Washington County in September 2026 (via FRED).

Your loan size also matters. The 2026 one-unit FHA loan limit for Benton and Washington Counties is $541,287 (LendingTree, secondary source). Benton County's average of $465,888 is $75,399 under it. For you, that means an average-priced home in either county is within that limit, though your own lender sets what you qualify for.

What Should You Do With These Numbers?

  • Ask a lender, in writing, which ADFA program fits you, whether StartSmart at 6.50% (as of 10/20/2026) or Move-Up at 7.125%, and whether the up-to-$15,000 assistance applies.
  • Ask your lender for loan estimates at a Washington County price level ($423,750 average, first half of 2026) and a Benton County level ($465,888) so you see the cash difference side by side.
  • Ask your agent for active listings and months of supply in two or three towns from the ranking above.
  • Ask for the current tax bill on any home you tour. Overall millage differs by school district and city (DFA 2025 Millage Report), and the homestead credit is up to $600 on 2026 bills and $675 on a homestead for assessment year 2026 and later (Act 174 of 2026) for a principal residence only.
  • Budget property tax at full assessed value (price x 20% x overall millage / 1,000). A seller's current bill can be lower under Amendment 79, but a buyer cannot keep that limitation: a sold home is reassessed at the next assessment date, and the new owner can claim no limitation until the second assessment date after the sale (Act 2284 of 2005).
